[House build thread] Andy’s house ( not from scratch )

Todays tasks are plastering and silicon sealing

The plaster has blown in a few places due to damp

Then some siliconing as this stuff had gone black

Today I have mostly been playing with under floor heating.

You know with traditional rads you just out your hand on them to check if they are getting warm? You can’t do that with UFH!

I have spoken to an expert and he reckons leave the programmable unit set to ON, but reduce the UFH temps on the thermostat.

I’ll monitor that as I scared myself using £10 a DAY in gas..

This was interspersed by a meal at the Fat Duck, Bray.

Post that I have managed to start to look at jobs that need doing before the decorator comes and little jobs.

Things like putting the TV bracket up. Rather annoyingly there is a plug that is visible. I do not want to raise the TV as it’s perfect eyeline.

I also have been looking at the boiler and then reprogrammed a plipper for the gate

This morning I tried to get a shower.

The water wouldn’t get warm but the tap did. Sounds a lot like a failing / failed mixer to me.

I’ll add it to my list.

Noted the the “main” bathroom has tiles that have lifted, or lifting. I’ll get those up and hopefully get some new, better, larger ones down. I hope it’s been done on self levelling and with a membrane so the floor can shift a bit.

Also got broadband into the place this morning. Still awaiting sky to tell me it’s active, but it is.

Really starting to feel like it’s my place now with our items around us starting to appear.

Got a plumber coming this afternoon to look at a stinky loo.

Other key dates include decorator coming Monday to do 3 rooms , then again end off Jan.

I was also bitterly disappointed with the state of the floor so I have a man that can coming over early next year.

That socket would drive me bonkers. I've embedded everything in the wall, the socket exits right under the bracket as does all the HDMI and Ethernet etc, and even the PS4 lives on the wall hidden behind the TV. Nothing under it, no cables, no units, just a 4.5m wide wall, a 75" TV and some speakers in the corners. All the cabling routes around the edge of the room to the media stack (Amp, Desktop, Sky, Router, hard drive array) on the opposite wall, behind the sofa. Can't abide flashy displays and standby lights under the TV screen, esp when the lights are off and you're in home cinema mode!

ETA: The PS4 had to go by the TV because you can't get a cable extension for the VR Camera that sits on the telly itself and plugs into a port on the PS4. Which was annoying.

Clearly the only logical answer for the socket is a bigger tv!

Moving house is fun isn’t, all the jobs you find you have to do because someone didn’t do it right the first time. At least things will be done how you want them now.

I have questioned why I moved again, this cold snap has really made me appreciate a well insulated house with under floor heating, which this one hasn’t got! I’m sure it’ll be worth it in the end and it will be the same for you when you’re sorted

I just don’t seem to be able to get the UFH working optimally.

I can maintain heat at a cost if around £1.5/hr in gas. Admittedly I don’t need to burn 24/7 here.

If I want fairly rapid increase in temps it’s £2.60/hr burn.

The pain is it just takes so long to see any benefits.

Unfortunately that’s the only flaw to ufh, once you’ve got the heat in the slab it will reduce in cost. Luckily the builders had it up to temp before we moved in so we didn’t have the start up cost.

I left it switched on all year round, used the room stats which also did the zones for on/off temp. Once the temps started dropping in the colder eves it would slowly bring it up to temp as the slab already has heat in it, that way when it got cold enough it only had to slightly “boost” up to temp, if that makes sense.

Not sure how old the system is but I’ve heard they could do with a flush through at some point, think 5 years, just to keep it in tip top condition. Pretty much just a power flush from what the guy said.

Useful info. Have literally gotten off the phone from someone else who recommends same as you.

Heating on full tilt from the boiler
Two main zones that are screed on 24/7 set to 21
Other zones that are upstairs can be on and off easier as thinner flooring
