Garage build

As a few of you will know me and @Sheryl_O bought a house recently. 1930s build which required modernisation. The house refurbishment has finished so we have moved onto the outsides.

Originally the house had a single garage that was totally shot to peices. Demolished and tree chopped down

I sketched up some rough ideas for a triple garage and came to the conclusion there is enough room to fit an 8m x 6m base in without totally wiping the garden out - which is large double garage size and enough to prob squeeze 3 cars in at a push.


I submitted the form to the council to see if it fell under planning. They replied saying the garage falls under permitted development as its going to be flat roof under 2500 high which is good as it saves hassle.

However due to the floor size being over 30sqm (48sqm total) the build falls under building control so needs to be built to regulations. Council prices were astronomical for this (£2k) so we are using a private firm instead. They have submitted the building notice and will visit etc for well under £500.

First thing to do was to clear off the top soil and mark out/level for the reinforced concrete raft foundation

10 ton of dolly on the drive

Shuttering and whacking the dolly down
Rebar and concrete

All these epic garage builds going on having to make do with what was already there in my garden and just go up a couple of rows of bricks and new apex roof inside 4.2m x 2.9 so def more storage mild tinkering.......alas my old property with monster new build garage and drive for up to 9 cars gone

Have been having fun digging out the middle section of the garden which was tiered and just full of brick, concrete, slabs and 20 ton of pebbles. 3 builders skips and still not there

Are your neighbours with the window on view not going to complain about the new view / reduced light?

Neighbours seem ok so should be fine. We are under 2.5m high so not breaking any rules and 1m away from the boundary. As for view they lose the view onto our garden im putting a 6 foot tight boarded rear fence up anyway so the roof will only be 400mm higher or so.

I have a load of information back at home on permitted development as we have been planning for our extension and the rules that came out a few years ago are great with regards to what you can get away with. You mention about having a flat roof, wouldn’t you be better putting a slope on it from front to back. I understood that as long as the roof was 2.5m high or lower at 1m from the boundary, it could then slope up. I'm no expert but might be worth knowing as you could make it look a lot cooler with a slope.
A good friend of mine has built a huge man cave across the bottom of his garden, he did a sloped roof with a front overhang. Looks cool I’ll try get a photo from him. and ill up load a crap sketch of what I mean.

I've just had a quick look on line at the government guidlines on permitted development. It can be quite confusing but Part E describes about heights and boundrys etc. I know my mate got someone out to confirm he wasnt at fault. I've asked him the heights on his man cave and will let you know. See my sketch below, slight error at the 3m height should be shown right to the front of the roof, so at the overhang assume it would be around 2.9m

That is not a bad idea to be honest @j8tro i never considered that. Permitted development is awesome - golden ticket to build. It will need a fall anyway will definitely have a look into it looking at grp covering, i will be doing the roof myself dust off the old joinery tools.

The lads have started on the blockwork today so a little bit of progress we have gone with 2x 3m wide doors too. The reason ? Price purely - a custom width 6m roller door is going to be £1500 ish then the price of custom length rsj on top whereas 2 quality roller shutter doors £800. Still be easy to squeeze the cars in and they never move anyway so not too much of an issue. If in the future if i want to change it to a single door i can do it fairly easily.

If you are a meter in from the boundaries Jon, you can push to 3m high. 2.5 is the limit if you are out at the boundaries.

Nice mate, we are looking for a new place next year and already said to the Mrs that having a garage is a must, finally starting to stick in her head whilst looking but perhaps building my own (providing new property has the land) is another option. I guess in many ways a better option as can probably build it much bigger and of course in a much more modern sturdy manner.

From what i gather within 2 mtrs of the boundary the total height limit is 2.5mtrs ? Its a grey area mate. I did pop round and see the neighbours lastnight and they are ok with it which is a bonus (even though i dont really care )

We are up to roof height today
Inside viewNext step will be the roof. I have been looking at the trada span tables and can prob get away with 8x3 joists at 400mm centres for a 6m span. Still undecided if i need to pop an rsj in to split the span - could use smaller joists but costs probably end up about the same. What do you think @Ricardo ? Ill ring the building inspector next week to see what he wants, keep him happy

Fantastic progress. I allowed a month for my base to dry did you have fast drying stuff or something? Which blocks did you use?

Blocks are 140mm 7N so should be fairly solid.

You dont need to leave concrete to cure too long before building on it. On a site prob 24-48 hours max depending on weather. This has had 7 days between pouring and building. The bricklayers said the raft is strong enough to build a 2 storey house on
