F4R head rebuild advice

HI,
I'm rebuilding a f4rt head with only 100.600km. In spite of the low mileage, seems to have a lot of wear, probably from poor servicing, or poor fuel, or too gentle driving. or everything, IDK.
Upon visual inspection, cams look good, but some seats have carbon build-up and the sealing with the valve looks like it's been poor for quite some time.
The valve/guide play looks a bit too much without measuring (I'm waiting for the measurement tool), and I wanted to know if these engines are known for munching guides and consequently seats, or if it's just this unit that has been poorly serviced.
Want to hear advice from your experience rebuilding these engines. I also saw in the NT, that the valve stems need to be positioned at a certain height with a special tool... what's that? never thought I'd need a special tool for valve stems other than a 10mm socket 😄
